Valuation
Univers supports all three approaches to value: cost, sales comparison, and income. User-maintainable residential and commercial cost tables allow cost factors to be easily and quickly updated. Univers can produce market values using comparable sales analysis, constrained regression analysis, or both. And Univers can be used to create income models to produce values, even when income and expense information is not available for individual parcels.

Reporting
A variety of functional and statistical reports can be produced from Univers, including assessment notices, property record cards, field review reports, sales ratios, cross tabulations, scattergrams, and histograms.
