The Appraisal Commercial Supervisor provides supervision to ensure project adherence to statutory deadlines, milestones, requirements, the client contract, applicable regulations and IAAO standards. This position analyzes economic factors and neighborhoods as they affect value, builds/adjusts pricing models for the final appraisal of properties.  Additional objectives include utilizing CAMA Methodologies, Assessment Administration, and Hearing Tracking Modules as appropriate.  The position requires a unique combination of mass appraisal knowledge, analytical skills, and the ability to work outdoors in all weather conditions.

Work with technology-driven solutions that cover the full spectrum of the land development life cycle, including mass appraisal services, land and official records management, and property tax assessment and administration. From data collection to computer-assisted mass appraisal to tax billing and collections, you can help develop and deliver solutions that build thriving communities and fundamentally change how local governments operate in the future.

Responsibilities

  • Develops field review procedures.
  • Performs sales analysis.
  • Examines field review documents as recorded by Commercial/Industrial Data Collectors and Reviewers for completeness and accuracy. Updates as necessary. 
  • Gathers and analyzes economic data on properties to determine values. Builds/adjusts cost and income and expense models, utilizing CAMA methodology.
  • Performs depreciation analysis, cost calibration, land pricing, and neighborhood delineation. Capitalizes income into value.
  • Assists in handling taxpayers’ complaints and supports values in informal or formal hearing with taxpayers.
  • Professionally represents Tyler and the client to property owners and other members of the public. Fields questions and complaints in a courteous manner.
  • Drives vehicle to property locations, getting in and out of vehicle, as required, to complete an effective review.
  • Trains commercial/industrial data collectors and reviewers
  • Demonstrates awareness of and adherence to company policies as outlined in the Employee Handbook and Safety Handbook. These include, but are not limited to, policies on Safety, Equal Employment Opportunity, Business Ethics, and Anti-Harassment.
  • Final reconciliation of value considering cost, income, and market approach.
  • Ensures field and office operating procedures are defined and consistent with Company and division policy and the client contract.

Qualifications

  • Two years or more successful and varied experience as a commercial review appraiser.
  • Significant commercial mass appraisal experience
  • Excellent analytical ability
  • Spatial ability to read maps and locate a physical location on a map
  • Ability to visualize floor plan footprints based on three-dimensional buildings
  • Good math skills to calculate square footage, ratios, and similar calculations
  • Working knowledge of income capitalization
  • Must be able to provide reliable transportation, carry full insurance on vehicle and have valid driver’s license.
  • Good written and oral communication skills
  • Detail-oriented
  • Ability in calibrating computer/statistical models to apply appropriate factors values including grade, CDU, neighborhood, and land factors
  • General PC skills, including knowledge of MS-Word and Excel, or their equivalents
